Application
How much is the application fee?
There is a $100 application fee. A $175 administrative fee is due once the application is approved to secure the apartment.
What is the income requirement?
To qualify to lease one of our apartment homes, your gross monthly income needs to equal at least 3 times the monthly rent.
Applicants are required to submit income verification documents to Snappt, our third-party service, to be authenticated.
What do I need to complete my application?
All applicants 18 years of age or older must complete an application. Applications containing false, incorrect, or misleading information will be declined. To complete your application, please have the following available: a valid U.S. government-issued photo ID (must be scanned, not photographed), Social Security number (Tax IDs are not accepted), email addresses for all co-applicants, and employer information including name, phone number, and email. After submitting, you will receive an email from Snappt, a third-party service that verifies the authenticity of income documentation. Applicants are required to provide income documentation for the past three (3) months and/or bank statements.
What does the credit and background screening include?
A third-party screening is completed for each applicant, evaluating credit, rental, and criminal history. Credit reports are through Equifax, and approval decisions are based on multiple credit factors. The screening may flag items such as recent evictions, bankruptcies, felony convictions, and unpaid balances to prior landlords.
Can I qualify with a guarantor?
Applicants who do not meet the income requirements may qualify with a guarantor. The guarantor must earn at least five (5) times the monthly rent, and the applicant must earn at least 1.5 times the monthly rent. The combined income must be at least three (3) times the monthly rent, and both must meet credit and criminal screening criteria. Guarantors must provide their three most recent income statements. Applicants may also add a guarantor after submitting an application. International applicants may lease with a valid student visa and a U.S.-based guarantor earning at least five (5) times the monthly rent.

What lease terms do you offer?
We accept lease terms between 3 and 15 months.
Is renters insurance required?
A Renters Insurance policy of at least $100k personal liability and $10k personal contents is required for move-in. The renters insurance policy must have our Additional Party of Interest listed as well., this information is provided to you upon application approval when the lease is created. Once you sign your lease, you will receive a link from Assurant where you can either upload a policy from a carrier of your choice or purchase a Pay-With-Rent policy.
Can I pay my rent online?
Electronic payments are required. Rent payments can be made through the resident portal. ACH payments are not subject to a convenience fee. Credit cards including MasterCard, Visa, and American Express are accepted; however, these credit card payments incur higher convenience fees compared to debit card payments which also incur fees based upon the amount of money being processed on the card.
Are utilities included in the rent?
Utilities are not included in the base rent. Residents are responsible for water and sewer, which are billed monthly based on usage. There are also several required monthly service fees: package lockers ($7.50), pest control ($9.00), trash and recycling ($9.00), valet trash ($25.00), and a utility billing fee ($6.00).
Is parking included?
We offer uncovered parking on a first-come, first-served basis. Garages are available at the apartment building at a cost of $150.00.
Is the community pet-friendly?
We welcome up to 2 pets per apartment, there is no weight or size limit. All applicants are required to create a pet profile with Pet Screening that includes a photo and other documentation as well as answer some questions about their pet. A fee is required to setup the profile. Breed restrictions include Pit Bulls, Bull Terriers, American Staffordshire Terriers, Rottweilers, German Shepherds, Dobermans, Chows, Presa Canarios, Akitas, Wolf Hybrids, and Huskies. This applies to full or partial breeds. Applicants with service or support animals must submit documentation to PetScreening for approval. Emotional support animals need to be registered, and pet screening will approve all documents related to them.
What are the occupancy limits and fair housing policies?
Occupancy is limited to two (2) persons per bedroom: 1 Bedroom: up to 2 occupants, 2 Bedroom: up to 4 occupants, 3 Bedroom: up to 6 occupants. Madison Brookhaven complies with the Federal Fair Housing Act and does not discriminate on the basis of race, color, religion, national origin, sex, familial status, disability, or any other characteristic protected by applicable federal, state, or local laws.

What schools are nearby?
The community is located within the DeKalb School District. Nearby schools include Montclair Elementary School, Sequoyah Middle School, and Cross Keys High School. Residents are also close to several higher education institutions, including Emory University-Clairmont, Emory University, and Oglethorpe University.
What transportation options are nearby?
We offer convenient access to several transportation options. The Chamblee MARTA station is located approximately 3 miles from the community, providing rail service throughout the Atlanta area. Amtrak service is also available nearby, about a 10-minute drive away. Hartsfield-Jackson Atlanta International Airport is located approximately 19 miles from the community and is about a 28-minute drive depending on traffic.
